Terms and Conditions

By making a booking with Fairgray Cottages ltd (trading as The West Nest, Skye) you are agreeing to the terms and conditions below:

1.   Cancellation policy: A 25% deposit is required at the time of the booking to confirm your reservation. A further 75% deposit is due at least 60 days before the check-in date. All deposits are non-refundable. If the guest cancels their booking they will forfeit all monies paid to Fairgray Cottages ltd.

In the very unlikely event the owners (Fairgray Cottages ltd) need to cancel your booking you will receive a full refund for all monies paid to Fairgray Cottages ltd for the relevant booking. The owners accept no further liability and no further claim may be made.

2.   Good Housekeeping: A good housekeeping deposit (pre-authorisation) of £250 will be held on from the card used to book the accommodation. This will be held from the day before your arrival until three days after your departure. The full amount will be released assuming the house is left clean, tidy and in good order when you depart.

3. Outdoor bath tub:

  • The tub is used entirely at your own risk.

  • Children are not permitted in the tub.

  • Do not use the tub while under the influence of drugs or alcohol.

  • Do not place anything on top of the burner unit.

  • Do not take any glass to the tub. Use the plastic glasses provided.

  • Do not touch the hot water outlet once the fire is lit.

  • Do not enter the tub if the water is over 40 degrees celsius (104 Farenheit).

  • Consult your doctor before using the tub if you are receiving medical treatment, are on medication, are pregnant or have a long-term illness.

4.   Minor Damage: We understand accidents happen and if any minor damage occurs please let us know as soon as possible so we can arrange replacements/repairs before the next guests check in. Minor damage such as a broken glass or two will not result in any deductions the good housekeeping deposit.

5.   Significant Damage: Any significant damage to the house, furniture or fixings will result in an appropriate deduction from the good housekeeping deposit to cover the cost of repairs or replacements. If the damage exceeds the £250 good housekeeping deposit then appropriate additional charges will be applied to the card. No sellotape, blue tac or any other adhesive should be used on any surface in the property.

6.   Drainage: Our drainage is “off grid” and goes to a private treatment tank on our land. The system is only designed to handle human waste and loo roll so please do not flush anything else. Baby wipes, sanitary items cotton buds etc will all block the system and must be disposed of in the bins provided. Guests found to be flushing items other than human waste and toilet roll will lose their good housekeeping deposit.

7.   Occupancy: No more than four people may occupy the house. The house is for the use persons over 12 years old.

8.   Parties: Strictly no parties under any circumstances. Non-compliance will result in loss of the £250 good housekeeping deposit and residents may be asked to leave with no refund for unused nights.

9.   Smoking: Strictly no smoking in the house. If any evidence of smoking is discovered upon check out the £250 good housekeeping deposit will not be returned.

10.   Pets: We love our four-legged friends as much as the next person, but as we have chosen some light coloured textiles we're sorry to say they cannot be accommodated in the house. Any evidence of pets being accommodated in the house will result in the good housekeeping deposit of £250 not being returned.

11. Check in: The house will be available to you from 4pm on the day of your arrival. We operate a self-check in and you will be sent the key collection instructions before your arrival date.

12. Check out: The house should be fully vacated and left tidy by 10am on the date of departure.

13. Right to enter: We reserve the right to enter the property at any time if we feel the terms of the booking are being breached.

14. Breach of terms: Guests found to be in breach of any of the above terms may be asked to leave the premises and no refunds will be made for unused nights.

15. Liability: The owners, Fairgray Cottages ltd (trading as The West Nest, Skye) accept no liability for any death, personal injury, loss or damage of guests personal property while staying at The West Nest. The use of the property is entirely at the guests’ risk. Travel insurance should be taken out by guests before booking.

16. Contract of business: The rental contract exists between the owner of the house, Fairgray Cottages ltd (trading as The West Nest, Skye) and the paying guest.

17. Complaints: If you are unhappy with anything in relation to your booking or your stay please let us know straight away so we can try to rectify this for you.
